INSPECTIONS, PROPERTY INVESTIGATIONS & PROFESSIONAL REFERRALS

My Agent explained to me the different types of inspections that I could perform at the property.

These include a professional home inspection, sewer line inspection, oil tank search, radon testing, lead testing, and mold testing.

I understand that all Urban Nest Realty professional inspector & contractor vendor referrals are only suggestions. I am free to select my own mortgage professional, home inspectors, insurance agent, contractors, etc.

I understand that Urban Nest Realty cannot guarantee the work performed by any professional referrals.

 

HOME WARRANTY DISCLOSURE

The purchase of a home warranty is an option offered in the Washington Sales Contracts. A Home Warranty is intended to cover repair or replacement costs associated with unexpected failures of listed working components and systems that break down due to normal wear and tear. Claims filed under a Home Warranty are subject to a service fee deductible for each separate trade call and the standard terms and conditions of the warranty plan. I understand that a Home Warranty provides limited coverage for many major appliances, plumbing, electrical, heating, air conditioning, and other systems.

 

SMOKE & CARBON MONOXIDE DETECTORS/ALARMS

Under Washington Law (WAC 51-51-0314) dwellings may not be sold or transferred without the required smoke alarms installed and shall comply with NFPA 72 guidelines. Check with a qualified inspector or contractor. Under Washington Law (RCW 19.27.530) carbon monoxide alarms are required in all residential dwellings regardless of the presence of a carbon monoxide source. The seller is responsible for ensuring that working smoke alarms, carbon monoxide alarms, or combination smoke and carbon monoxide alarms are installed in the appropriate places on the property prior to closing.

 

WATER INTRUSION, MOLD & AIR QUALITY

Molds, fungi, mildew, and similar organisms may exist in any property. These contaminants generally grow in places where there is excessive moisture, such as where leakage occurred in roofs and pipes, or where there has been flooding. A professional home inspection may not detect or disclose molds. I understand that my agent is not an expert on water intrusion, mold, air quality, or related issues. I have the opportunity to obtain an inspection specifically for molds to more fully determine the condition of the property.
